Case Study 1: From My Own Investing Company Ambrose Properties.
Property Location: Brunswick, OH


Short Sale Real Estate Investing This homeowner came to us after being referred from a past client. The seller was behind on several payments due to a combination of divorce, increase in payments and job loss.

Fair market value of this property was determined at around $200,000. After negotiations with the lender we were able to discount the owed balance of the mortgage from $246,000 to $140.000.

Using a simple For Sale Buy Owner strategy we created a bidding war and decided on an offer for $177,000 and sold. The result was $24,888.34 profit.

After negotiating with the lenders Stephany and Jim were able to discount the total $282,875.00 mortgage on the Colorado house down to $218,600. They sold the house for $249,000.00 and made a $17,000 profit.

The house was listed at $339K and got 11 offers in two weeks. Price was bid up to $370,000 and sold for a $74,000.00 profit!
